By accessing or using The District Works website, you agree to the following Terms of Use.

INFORMATIONAL PURPOSE

Information provided on this website is intended to provide general information about District Works and its preservation approval support services.

Website content should not be considered architectural, engineering, legal, surveying, construction, or other licensed professional advice.

PRESERVATION APPROVAL SUPPORT

District Works provides specialized administrative, documentation, research, and coordination support for properties subject to Historic or Conservation District review.

Services may include assistance with Certificate of Appropriateness applications, Conservation District Work Reviews, existing-condition documentation, district research, application preparation, supporting exhibits, and review coordination.

Specific services are determined by the Preservation Package and Client Service Agreement applicable to each project.

NO GUARANTEE OF APPROVAL

District Works cannot guarantee the approval of any application or proposed project.

Approval decisions are made solely by the applicable municipality, preservation staff, commission, board, department, or other reviewing authority.

Previous approvals or a strong track record of successful applications do not guarantee future results.

MUNICIPAL REVIEW TIMES

District Works cannot expedite, influence, or control municipal review or approval timelines.

Application deadlines, staff review periods, requests for additional information, meeting schedules, processing times, and final decisions are determined by the applicable reviewing authority.

Any estimated timeline discussed or displayed by District Works should not be interpreted as a guarantee of municipal processing or approval by a particular date.

DISTRICT REQUIREMENTS

Historic and Conservation District requirements vary.

Each district may have its own ordinance, preservation criteria, design guidelines, procedures, and documentation requirements. Requirements may also vary based on the property and proposed scope of work.

Municipal staff or reviewing authorities may request additional information or interpret applicable requirements differently during review.

NOT A GENERAL PERMIT EXPEDITOR

District Works focuses on Historic and Conservation District approval support and is not a general permit-expediting service.

Unless specifically agreed otherwise in writing, services do not include obtaining general building permits, trade permits, inspections, zoning approvals, HOA approvals, or other approvals unrelated to the applicable preservation review.

PROFESSIONAL SERVICES DISCLAIMER

District Works is not an architectural, engineering, surveying, legal, or construction-planning firm and does not provide services requiring professional licensure.

When architectural drawings, engineering, surveys, construction documents, or other licensed professional services are required, those services must be provided by the appropriate project professional.

District Works may coordinate applicable documentation provided by those professionals into a preservation application package.

RENDERINGS & PROJECT MATERIALS

Any basic renderings, diagrams, markups, photographs, or other visual materials prepared by District Works are intended to assist with communicating proposed work during preservation review.

Unless prepared and sealed by an appropriately licensed professional, these materials are not architectural plans, engineering drawings, construction documents, or documents intended to direct construction.

PROJECT REQUESTS

Submission of a project request through this website does not create a client-consultant relationship or obligate District Works to accept the project.

A professional relationship begins only after the applicable Client Service Agreement has been accepted and required retainer or payment has been received.

PROJECT RETAINER

When applicable, a project retainer may be required before project-specific services begin, including preliminary research, travel to the property, or an on-site assessment.

Retainer amounts, application toward Preservation Package fees, cancellation terms, and other payment conditions will be provided before services begin and governed by the Client Service Agreement.

ADDITIONAL SERVICES

Services outside the original Preservation Package or agreed scope may require additional fees.

Any expanded scope or additional services will be documented and approved in accordance with the applicable Client Service Agreement, including through a written addendum when appropriate.

NO MUNICIPAL AFFILIATION

The District Works is an independent preservation approval consulting service and is not affiliated with, employed by, endorsed by, or acting on behalf of any municipality or governmental authority.

References or links to cities, preservation departments, commissions, districts, ordinances, or governmental resources are provided for informational and project-related purposes only.

WEBSITE ACCURACY

Reasonable efforts are made to provide accurate and current information. However, municipal procedures, ordinances, district requirements, forms, fees, and review processes may change.

District Works does not guarantee that all website information will remain current at all times.

LIMITATION OF LIABILITY

To the fullest extent permitted by applicable law, District Works is not responsible for losses resulting solely from municipal approval decisions, municipal processing times, changes in governmental requirements, third-party information, or reliance upon general information provided through this website.

Project-specific responsibilities and limitations are governed by the applicable Client Service Agreement.

INTELLECTUAL PROPERTY

Unless otherwise stated, the District Works name, branding, website copy, graphics, original photographs, application materials, templates, and other original website content are owned by or licensed for use by District Works and may not be reproduced or commercially used without permission.

These Terms are intended to be governed by applicable laws of the State of Texas.

CHANGES TO THESE TERMS

These Terms may be updated periodically. Continued use of the website following an update constitutes acceptance of the revised Terms.
